Home Winterization & Ice Melt

As the temperatures get colder, we want to remind all homeowners of a few winter-related topics.
 
  1. As per our Declaration, please be reminded that all units must be kept at a constant temperature of not less than 60 degrees.  This also applies to vacant units.
  2. As per our Declaration, please be reminded that a unit's water is to be turned off if the unit will be vacant for more than 48 hours.
  3. Finally, please use only concrete-friendly ice melts.  Sand is the best choice since it has no corrosive properties.  While it will not melt ice, it will add necessary traction to the surface.  Of the commercially available ice melts, Magnesium Chloride products are the safest to use on concrete, but it is still corrosive!!!  It also works at the lowest temperatures... down to -13F.  If you use Magnesium Chloride, please do so sparingly, and only on high-traffic areas.

    Please do NOT use other types of salt (Sodium Chloride, Calcium Chloride, or Potassium Chloride).  Other salt-based ice melts are highly corrosive to concrete, and will cause the concrete to crack and its surface layer to flake.

Recommended Garbage Service

As everyone is aware, there are many trash providers that come into the community multiple times a week to pick up either trash or recycling.  
 
As a way to cut down the amount of heavy trucks coming through the community, which wears out the homeowner-maintained roadways prematurely, the Board asked SeaScape to get bids from several trash providers.
 
We are happy to report that Waste Industries has offered the community a good savings at $19.50 per month.  You can either choose year round service or seasonal at the same price.  For seasonal service, there is no need to return the bins when service is suspended.
 
The Board strongly encourages owners to switch over to Waste Industries.  It not only offers savings to the owners but also reduces truck traffic in the community which is a great positive as the expense to repave the roads would be very costly and would be the HOA’s responsibility.
