Ice Melt

As we anticipate the first significant snowfall of the season, we want to remind all homeowners to use only concrete-friendly ice melts.  Sand is the best choice since it has no corrosive properties.  While it will not melt ice, it will add necessary traction to the surface.  Of the commercially available ice melts, Magnesium Chloride products are the safest to use on concrete, but it is still corrosive!!!  It also works at the lowest temperatures... down to -13F.  If you use Magnesium Chloride, please do so sparingly, and only on high-traffic areas.
 
Please do NOT use other types of salt (Sodium Chloride, Calcium Chloride, or Potassium Chloride).  Other salt-based ice melts are highly corrosive to concrete, and will cause the concrete to crack and its surface layer to flake.

Christmas, Holiday, & Seasonal Decorations

Hello everyone!

We sincerely hope everyone had a fantastic holiday, filled with family, friends, and good memories!

Alas, while winter has begun, Christmas is over.

The board would like to remind all residents that Christmas decorations, including decorative lights, are to be removed by January 15 of each year.  From the rules...
 
Display of Christmas and similar holiday decorations, including exterior decorative lights, shall be permitted only from Thanksgiving Day of each year until January 15 of the following year.

Decorations for other holidays are allowed, and the board has traditionally extended this to include seasonal decorations (on a smaller scale) for winter, spring, summer, and fall.  From the rules...
 
Display of decorations for other holidays, including, but not limited to, Independence Day and Halloween, shall be permitted for a period beginning 10 days prior to the date of the holiday and ending 10 days after the date of the holiday.
 
As always, what constitutes holiday and seasonal decorations can be vague, so approval of all exterior decorations is at the sole discretion of the board.  If you aren't sure, please ask first!

Today is January 21.  If you haven't yet brought in your Christmas decorations, please do so at your earliest convenience.  Within the next few days, our property manager will begin taking note of houses that still have Christmas decorations displayed.  Of particular interest will be stand-alone light displays and string-lights, Santas, Christmas signage, and other decorations which are obviously related to Christmas.

Seasonal winter decorations (on a smaller scale than we typically allow for Christmas) and winter door hangings are typically allowed through the winter season, but again, this is at the board's discretion.

2014 WBA Annual Meeting Review

The Wharton's Bluff "A" 2014 Annual Meeting was held Friday, September 26.  The 2015 Wharton's Bluff "A" board is as follows (Newly elected designated by an *):
  • President - Michael Potter (*)
  • Vice President - Jim Hall (*)
  • Secretary - Pam Tsimon
  • Treasurer - Christine Rogers
  • Board Member - Tennant Barron
The following noteworthy topics were discussed:
  • The pool will be resurfaced in time for Memorial Day 2015!
  • The townhomes and common buildings will be reappraised for HOA-provided insurance purposes this fall/winter.  We hope this reappraisal will significantly reduce the cost of insurance built into our HOA dues.
  • We ask everyone to please review what you are personally responsible for insuring, and to ensure you have adaquate coverage.  Information, which you can review with you insurance agent, can be found on the Documents page under "Insurance Information". 
  • Our attorney is drafting a Declaration ammendment for community approval to include windows, doors, and potentially other Limited Common Elements in the HOA's insurance responsibilities.  Such an ammendment would require a vote of all homeowners.  These items are currently the responsibility of the homeowner, as per the Declaration.
  • Our property management contract with Wilgus Associates expires the end of 2014.  The board has voted to switch property management companies to SeaScape Property Management effective January 1, 2015.  We thank Veronica for her dedication and friendship, and we recognize that this decision is not a reflection on her.  Veronica has been instrumental in helping to guide this community through several difficult situations, and we will miss her!
